Homes values -- not list prices--are up 11% in Landfall

some of the transcription Regarding Wilmington-real-estate.com's Landfall page:
Alright, this is the Spinnaker property and this one sold for, let's give you a real picture of it
though, so you have a frame of reference and perhaps I can get a bigger picture. Here we go, so
this property sold for 575 a few months ago which is a lot more than 440 of a similar sized home
on a similar sized lot last year and the question is why? So real quick, here's Spinnaker on the
map, you have the intercostal waterway here, I am going to zoom in a little bit. Thanks for your
patience. I just thought you would like to see this in live mode so you can sort of get my realtor
perspective on it, maybe even a little bit more. Okay, here you go, it’s the end of the cul-de-sac
and that’s worth some value right there, thousands of dollars of value in fact, back into the water.
Next, lets go – and you can sort of the see the spacing of the homes here, a little bit of space
between all the homes, its pretty nice. Then we are going to go over to the other property which
only sold for 440 and try and understand it. Let's click on it and give you a picture of it. Here
we go and this is a same size home, same size lot, lets look at the map. When in doubt, whip out
the map. Zoom in and I'm wondering how did they do real estate before Google Maps, I mean
seriously, this makes things so much easier to assess. Here you have a really different layout, I
mean look at all these homes, they are like sardines in here. You know there are so many homes
crammed together here.
