In past posts in my door knocking blog series, I covered the script I use when I door knock. This might change as I door knock more often, but I like it for now. It’s quick, painless, and to the point. I actually got it from an agent at my office who uses it when he cold calls. This guy makes 500-600 calls per day with the goal of making contact with over 100 people. From that 100 people, he usually gets two appointments.
I like his script because it’s a seller’s market in Northern Virginia, and inventory is extremely low in most areas. Sellers have a great opportunity right now, but a lot of them don’t know how good the opportunity is.
One of my goals over the next few weeks is to get more consistent in my door knocking efforts. Only then will I start to see the results that I want to see. My goal will be to make contact with 30 people each day. After I get used to door knocking and my comfort zone adjust to the shock of doing it a lot, I might start to push that goal up to 50 or so contacts.
My second day of door knocking was a few days after the first. Again, I made contact with over 30 people. One home owner told me that he was retired and that he and his wife were thinking about selling their home at some point in the next few months. I suggested that I come by and “show him what I do” which I’ve found to be a non-threatening way of asking for a listing presentation. I booked the listing presentation appointment with him and went by a few days later. After learning what their home was worth, he and his wife decided to hold off a little while before they move, but told me that they would use me when the time came for them to sell. They’re on my database now – the way I look at it is that I worked that day for some future business, which is what real estate, along with any sales business, is all about – filling your pipeline with future business. This day of door knocking also resulted in three more additions to my database.
