WHEN IS THE BEST TIME TO LIST YOUR HOME FOR SALE

  •  Positive point of selling in spring

From late spring through mid-summer, the real estate market does experience higher home sales, basically. Mostly, because the homes for sale do not enter the real estate market until spring, and there are many causes for this; one might be that families with school age children want them to finish the year off before they move.

  • Negative point of selling in spring

A home for sale in spring tends to have more competition, and as a seller you may have to work at a  feverish rate to wrap up the spring cleaning ritual, fix up the lawn, plant the cute little spring flowers, and ponder how you are going to make your home stand out to potential buyers.

  • Positive point of selling in summer

Tax refund season is in full swing, and that is just what the doctor ordered to put the down payment on a home for sale, maybe your home for sale if you play your cards right.  Fewer homes are on the market for sale and there will be a little less competition. Selling your home in the summertime gives plenty of time still left over for families to get comfortable in their new home before the new school year starts.

  • Negative point of selling in summer

The homes that did not make the cut in the spring may have newer and lower reduced prices, fueling competitive prices in your area. Moreover, often times the summer cruisers are out and about, and are not serious buyers, they are just looking at the homes for sales and not interested in actually buying your home for sale.

  • Positive point of selling in autumn

A town or an area with a substantial amount of retired people can be fortunate for selling a home because in autumn retirees may want to move in to a house before the weather gets to be too cool. These groups of buyers are often very serious about buying a home, because they want to be able to save the profits they get from the tax benefits provided to home owners in the current tax year.

  • Negative point of selling in autumn

Basically, less and less home buyers are searching to buy your home for sale in autumn. Moreover, there are probably leaves that need to constantly be kept up off the lawn when people are trying to sell their home in autumn. Even still, the autumn colors of the trees make for a lovely season with a quaint and warm fire in the fireplace, and a delicious aroma of a baked good coming from the kitchen.

  • Positive point of selling in winter

Putting your home on the market for sale in the winter time equals a lot less competition than if you were to list it in the spring time. Buyers that come out in the winter are not lollygagging around, they mean business. It is probable that the offers you get are much closer to your asking price than in any other season.

  • Negative points of selling your home in the winter

People are busy with the season of gift giving and the after effects of the holidays. Buying a home is not a priority when there is a possibility of being wet and cold. Also, there can be expensive bills coming in that people are facing after a shopping season.
