Especially if you as a homeowner are considering selling your home, you should first consider the first thing a buyer will see upon arriving: the outside, also known as "curb appeal."
Curb appeal doesn't have to be a big, costly ordeal. You can easily add some style – and value – to your home with the following Top 10 Curb Appeal Tips, each costing less than $99. Pick and choose some of these that are your home's most serious Curb Appeal detractors, and you'll drastically enhance the home's Curb Appeal and value:
1. Foliage -- Trim foliage and pull any weeds. You'll just need trimming shears, lawn bags and a pair of gloves. Taking out dead or old plants will freshen up the whole look at feel of your Curb Appeal and can even make the yard appear bigger.
2. Flowers -- Plant some for a punch of bright color to add to your Curb Appeal. Stick with the inexpensive yet colorful flowers. Flowers spread judiciously around the front yard will lighten and brighten potential buyers' impression of your home. Can't plant? Add flowers in pots, even in windows.
3. Light it up -- Put new outside light fixtures on the front porch, which will improve its look dramatically. Make sure you choose something new and stylish. At a cost usually between $30 - $100, these exterior light fixtures will give you a big bang for the buck, ramp up your curb appeal. You can even save money on electricity if you select energy efficient front porch lights.
4. Ground path lights -- You can add lights along a path, to highlight flowers or yard decor, and enhance Curb Appeal. Use solar light stakes found usually in packs of eight usually for under $50 at Lowes, Target, Walmart, Home Depot and the like.
5. Fix Trim Boards -- Trim boards and "facsia" are the wood pieces around the windows and door, and under the roof line. Over time, a home's front trim and fascia boards can shift. Simply pull out the old nail and then hammer in a new one. even with the wood. Try to avoid dents from hammering too hard or far.
6. Paint the Trim -- Paint can give a big boost Curb Appeal, either just brightening up the color you've got or changing the color in line with current conservative home decorating trends. Paint volume may differ depending on the amount of trim you have, but you generally need about 2 gallons.
7. Fertilize -- this makes plants and flowers become their most colorful. A bag of fertilizer typically costs under $25. Hopefully, you already have a spreader, but if you don't, you should be able to buy a simple fertilizer spreader for under $55.
8. Paint the Door -- This can add a pop of color, but again, stick with current housing color trends and paint schemes. Take the time with any paint project to prepare the area properly with painter's tape and tarp covering areas where you do not want paint. The "prep time" should take longer than the paint time if you want the job to look neat and professional. You should only need about a gallon of paint for this job.
9. New Numerals -- That buyer and their agent are looking to find the home, or your party guests are, so changing, freshening and making prominent the house address number is a good functional Curb Appeal enhancer, as well as being a stylish, attractive and cheap boost to curb appeal.
10. A New Knob or Handle -- This, too, can freshen a front porch's look, bringing it in line with current trends or purposely evoking another feel, such as vintage. This also can make the home more secure, another selling point that concerns buyers. You can do this for less than $100.
Even if you did all 10, your total out of pocket should be under $1000, with the increased value in the home being many times that, not to mention making the sale that much easier, faster and smoother to achieve.
