Barbara, we are definitely in a Sellers' Market.  I agree that listings are like gold.  Our goal is to keep our pipeline full.

Conrad, you are correct.  We are in a Sellers' Market, but some of the listed properties need to have work/repairs done to obtain an acceptable offer.
