First Time Buyers Find Their Home in Manassas

In late July I was contacted by first-time, newlywed Buyers that had been referred by a past client.  Their apartment lease was up at the end of August and they wanted to buy a home.  Well, I counseled them on the process of house hunting and buying, and referred them to a lender that could get them pre-approved.  I explained that from the time they found a home, it would take a minimum of thirty days to get from contract acceptance to settlement.

Our house hunt officially began on August 3, 2013.  They learned quickly just how fast the Manassas real estate market was moving.  Sleeping on a decision to make an offer or not resulted in losing a few homes.  On August 24th, they got a contract accepted on a Manassas townhouse.  However, after Jay Markanich, home inspector extraordinaire step foot in the place to place a radon test, the deal fell apart.  There were simply too many hazards for them to have to fix, despite new windows and updated finishes.  So it was back to house hunting.

Halloween...what a great day to close on a new home.  Handing out candy is a great way to meet the neighbors.

On September 15th, they found a great single family home in the Lake Jackson area of Manassas.  It had four bedrooms, three bathrooms and was a split level design.  It also sat on over 1.50 acres of land.  There was new carpet and paint.  New appliances.  A lovely wood deck and a huge two car garage.  It listed for $325,000.  They made a full price offer and asked for closing cost help.  Their offer was accepted.  And the Seller was great to them.  Did virtually every repair they asked for when it came down to home inspection and inspection for the well...sand there weren't many. The home was well maintained and ready for them to just move in their furniture.

Closing happened on October 31st.  The final sales price was $325,000, just what they had offered.  ALL of their closing costs were paid and they were able to get a home warranty from the Seller as well.

It was a very Happy Halloween for this young couple.  If you are thinking of buying your first home, give me a call and let's get started.  The fall and winter is a great time to minimize competition by other buyers for the property you want.
