NARPM

I have been a member of the National Association of Residential Property Mangers (NARPM) for 22 years and found it an invaluable resource for me as I built my property management company.

NARPM is national trade association for residential property managers that promotes it's members and the industry with education, standards, certifications, ethics, networking and a lot more.

I joined in 1991 because NARPM catered to property managers of single family homes and no one else was doing that back then. 

My first class was Home Maintenance at Colony Square in Atlanta. After that class I was asked to be the first chairman of what became the Atlanta Chapter and I did, then went on to serve on the national Board of Directors for NARPM for two years and was in charge of the educational seminars. I attended 4 regional board meetings annually and the national convention for those two years and many conventions since.

What a wonderful experience that was for me. I was giving quite a bit of my time, especially since I just started my company with only 4 properties in 1991 but it was the best investment I ever made. 

Serving at the local chapter level, I got to know almost everyone in Atlanta that did residential property management. We went from viewing each other as the hated and feared competition to being friends and associates that we could consult with, give referrals to and share our common experiences.

Serving on the National Board & committees and attending the national conventions put me in position to meet and become friends with some of the best property managers across the country.

I was the first property manager in Georgia to obtain the professional designation of Master Property Manager. That was a great thing to have on my owner presentation as it gave me credibility.

The years of service and networking with fellow property managers unexpectedly paid off big time for me when I started Rentlist.net, Atlanta's Directory of Property Managers in 1996 and went on to do a national home rental site which I sold to a public company in 2006. I had no idea of this huge pay off when I agreed to serve way back at the beginning. It is really true what they say that many times what you give is returned to you many fold.

NARPM is an especially good resource if you are a broker/owner of a residential property management company, professional property manager or leasing consultant. It's a great way to built relationships, attend training in all sorts of property management issues, get certifications and build your career as professional property manager.

I just started doing some marketing for an expanding property mgmt company. From your experience what are some of the most effective methods of attracting potential new clients? Is it referrals through real estate agents?

Randy, having a good property management company web site which as we know needs to show up well in searches.  Joining a directory of property managers such as rentlist.com and others.  Many owners will see your sign and other advertisements and give you a call. 

Referrals through other property managers that don't serve your area is a great source of referrals and NARPM can put you in touch with them.  Referrals though other real estate agents is also a great source of referrals and you can reach via the flyer service to agents and inviting yourself to a weekly agents meeting to tell them about your services.  If your main focus is property management then this works especially well since you are not a competitor.

Once you are established, then referrals from existing owners is great.

Renee, it is a good source of steady income and will results in some sales eventually too. But you need to make a commitment to property management; not just a little side job which can cost you in problems.
