Switching brokerages is like buying a house!

Managing Real Estate Broker with LoKation Real Estate

Switching brokerages is like buying a house! Or at least it should be. I have met with scores of agents over the past few months, all looking for a change. The problem is, most do not really know what they are Nextage Officeslooking for, some do, but most do not. They have not put much thought into the process they just know they want or need a change.

This is not a decision to be taken lightly. When buying a house, especially when it is the second or third home you have purchased, you have a very good idea of what you want in a home, what really matters to you.

Rarely, has anyone bought a home that they spend their entire lives in. Their needs change, their family changes, their careers change, they mature and make some very sound decisions. Downsizing Baby-boomers have different needs than  growing families. However, when many agents decide to make a brokerage change they do not really spend the time to evaluate what they need, what they want. If all they are doing is shopping price, then they will probably be looking again very soon for a new place, because price is not what is going to make a "home" for an agent.

I like to think of our brokerage as a home, not just a place where agents hang a license and do some deals, but a place that encourages growth, that treats you like family, that enjoys your company and shares in your successes and is their during the setbacks, that encourages you to dream big and live the life of abundance that you were meant to live. I like to treat the agents as family and I love to see my family happy and healthy and doing what they love to do.

We like to encourage our agents to gather together for mastermind sessions, to help one another grow, too learn more about one anoWelcome Homether so that we can be thei efor support. Much like Sunday dinner, we sit together and solve problems in our bottleneck sessions.

In college I studied strength and conditioning for college and professional athletes (I know very long title), and the two key things I learned from that, that relate to all that we do, is we are much more powerful as a group than a lone ranger, and that we are all different, every single agent has their own personality, just like our own family members do, we can not batch them all together and expect them to perform the same, or market the same or do the same things to be successful. We encourage uniqueness and bringing out the natural God-given talent that every one of us has.

When you search for a brokerage, don't just shop price, shop value! Make sure that the company will "appreciate" you and appreciate along with you, that what they offer is what you really want, there are as many different brokerages as their are home-styles, there is one out there that will fit you, but do not just see who has the cheapest point of entry, oftentimes the long term price is much greater. Do your homework, dig deep into what you want out of a brokerage, know yourself and your goals and find the best "home" for you!

John, I am sure the agents at your brokerage are as pleased with you as you are with them... it seems you really understand the idea that promoting individual growth helps the whole and that together you are stronger. Great blog!

I was once approached about switching brokers. I didn't know what they could possibly offer me that was better than what I had, but I did go and listen. Then I sat down and did a side by side comparison. I'm still with my original broker, in the office where I started.

John - Well said! So many agents focus on splits and fees, but not what they actually include.

John, absolutely and for some it will be whether or not they want an independent firm or a corporate firm.  Large vs. small, leading edge vs. tradition, etc., etc.  So much to think about beyond cost and yet for me I think the biggest is make sure you know why you want to change and that it is not something that moving doesn't fix.

What can we do for you today?

John thank you for sharing. A great office is like a home away from home a place of peace tranquilty, a place to gather to help each other, treat each  other with respect. We encourage that atmosphere and are looking forward to a growing office with many agents that feel the same way.

What a great post John! They say most people change jobs (brokerages) because they don't feel liked or loved or appreciated.  It's not about the money.

John, it does make a big difference - on company you keep! Be it a franchise or a local brokerage.

Is it similar to finding a home? May be, close to it.

Ralph - I have been with some good companies, and have seen happy, productive agents, the culture plays a big part of that. I am trying to reproduce what I have liked at each of them.

Lorrie - when you find a good one, it is best to stay put, you were fortunate to find one on the first go round.

Michelle - those agents focused exclusively on splits and fees have a scarcity mindset and rarely find what they are seeking.

Kelly - I agree, there is a right fit for most, and some are always seeking, unfortunately for them it probably does not matter the brokerage, the issue is on their end.

Laura - absolutely, sounds like a great place to be for your agents as well, I think I will go sit by the fireplace and visit with my "family".

Judith - If agents are really in this for the long haul, they absolutely must know what they are needing from a brokerage.

Joan - Thank you, I "appreciate" you stopping by.

Evelyn - Thank you! Agreed, if it were just about the money the cheapest places would be the most thriving, not the case that I have seen.

Praful - It can be a very similar search.

We're still with our original brokerage, and the mere thought of going through any change to a new one is so intimidating that I doubt we'll ever leave our Hallmark home! Perhaps we were lucky to find the right fit with our first broker.

John, boy you sure hit the nail on the head!    Those agents searching for the cheapest place, well you get what you pay for.    I changed companies a few times, and made one huge mistake.    Being friends should not be considered either.
