Talking to Everyone Is Good Business

 

Sometimes in this business talking to everyone really makes good business sense, even if it means evesdropping a little!  Home Depot is a great place to do this as a realtor!  Today while getting priceing for doing carpet and tile work done at a property we are helping a client renovate, I overheard a couple talking about renovating a home they are about to put on the market.

After giving them some advice and asking about what they planned to do to their home and explaining my background at renovating, staging and selling properties, they loved the idea of getting my opinion on their home.  Showing some fresh ideas built interest and I'm going to go to their house on Monday!  They brought up the possibility of listing and buying through our team, and it wouldn't have happened if I hadn't spoken up. Indeed, talking to everyone and doing a little eavesdropping is good for business.  Making sure you always have a business card, and that you can seek to provide value before asking for business is imperative!  Home Depot is a great place to be as a realtor!


If you are in a service industry, you have to show what kind of service you can give, and since people who are good at sales and negotiation are some of the attributes sellers look for in an agent, what shows it better than showing you are bold, and think well on the fly?

I once heard that wearing your name badge to the grocery is a good way to get leads. Since I know a lot of people here I don't do that, but HD and Kroger is fertile ground!

What I have found is that if you start with giving some very valuable tips that help them and then explain the years of experience that has given you the authority to be able to provide that kind of value, that they will really appreciate it!

It's kind of funny because I had three other people ask me for cards while I was standing there too! The paint and flooring sections are really good because people slow down and are taking their time to make selections and often want advice.

I just said, "I'm sorry, I wasn't trying to listen in, but couldn't help but overhearing...I'm in the industry and have noticed...insert a few helpful ideas."  The husband then started asking me all kinds of ideas!  It was a lot of fun.  Once you have done it a few times and had positive results it becomes easier!

A name badge probably is a good thing, and I've seen a lot of realtors get the magnetic signs for their vehicles or even wraps at times, I bet those work well also.

It's always a great idea to have your business cards on you and ready to pass out.  I remember an agent several years ago stating that everytime he goes into a restaurant and he has to wait for them to be called - he would ask the manager if it was OK for him to pass out his cards to the other people that were waiting to be called.  He would always pick up a listing or a buyer!  

Great idea about Home Depot or even a Lowe's store - my hubby is always going into those stores buying material for his small plumbing jobs.

Great blog post, you're so right, I think we were given two ears and one mouth to do twice as much with one over the other.  By simply listening and then offering some industry perspective you just garnered a valuable client.  Think about the question of how you met years from now when they're using you again as repeat clients.  Keep up the great work

Hopefully more agents these days see themselves as valued consultants, and you are right that requires great listening skills, as well as communication skills.  People who feel listened to naturally appreciate you more, so that's a great way to make them feel comfortable with you for sure!

Prospecting at Home Depot sounds like a good idea.  However, I suppose it needs to come off as being sincerely helpful rather than being a pushy salesperson.  Offering some sort of item of value also could help. This time of year a 2014 business card magnetic calendar pad could be something people more likely will keep for a while rather than simply being handed another business card.
