Treading water with at-home sellers during showings

When buyers are looking, the best atmosphere begins with a comfortable home. The home is clean, neat and clutter-free. The home is prepared well and the buyers as guests feel welcome.

Frisco TX home for sale

This morning, in one of my showings, the sellers were home. Although they did their best to try to stay in one area of the home, I noticed throughout the visit, we were whispering. Not because we were talking bad about the sellers or their home, but because we felt we were intruding someone's privacy.

A typical showing may last 10-15 minutes is cut short to about 5. The buyer missed the walk-in pantry, the largest in the square footage, mised the double-oven and the spacious backyard. 

When buyers missed most of the great features of the home, it is hard to make a sale.

It's a small price to pay for moving on. The inconvenience.

Leave the house, go down the street for a short walk. Give space.

Yes, the goal is to sell the house - "take a walk" so the Buyers feel comfortable. The goal is to sell the house - repeat 10 times - then take a short walk while folks are in your home.

Having the sellers leave...if only to the backyard is imperative for the Buyers to be able to really view the home.
