Every year in the winter I start writing my business plan for the next year. In my area, even though it's cold, we don't really get a slow down in the winter. Obviously in the holiday season there aren't a whole lot of home buying or selling going on but there are a lot of folks that want to get things done before the end of the year whether it's for tax purposes or just filling their New Year's Resolution from last year.
This year my business has come a long way. It's been my best year yet in real estate. I achieved a lot of goals I set out for myself previously like buying a rental property. I also bought a recreational property which is something I didn't even see in my future at the beginning of the year.
In my business planning I usually start by reviewing the previous year and seeing what kind of business I did and figuring out average sales prices, number of transactions completed and what type they were (residential or commercial.) This helps me know what I have to focus on for next year. From last year I've already exceeded my goal for buyer clients. However, I'm not even close on seller clients. Now I know this is something I need to work on and need to create a plan to do that. As we've all heard before, a dream without a plan is just a wish.
This year my long-time boss and mentor and I will be partnering up, something we've been talking about and working on for several years. This is going to take a great deal of planning with expenses, commission splits, and business planning but will make things easier in a lot of ways. This will also bring into a lot of logisitical problems of signage, advertising, etc. It's scary but at the same time it's a huge step forward for me. 
I'll be doing a lot of the same business planning I normally do but now it won't just be for me, it will be for a team of three (possibly 4) agents and an unlicensed assistant. There are a lot of things I want to change to streamline the process and those are the biggest things I'll be working on. Some of those things I'll be doing on my Caribbean cruise that will be the subject of my other planning blog post!
