embarrassed There isn't any other word for it -- it is JUST EMBARRASSING to walk into a property with buyer in tow and find it to be DIRTY and messy. 

This is really true when it's an REO property and no one lives there.  I wish I'd had my camera today when we walked into a home to find garbage everywhere.  Where was the trash out company?  Why was there shredded paper all over the entire home?  Dirty Diapers on the floor, rotting fruit on the counter?

The sign in sheet said the first time the agent was in the property was 2 months ago-- WHAT!  You can't pick up trash -- why not -- isn't it part of representing the seller as well as you can?

It's hard to explain to buyers that you're sorry not everyone who should take this profession seriously does.

Susan, you're right that is embarrassing!  It is a shame that some agents think that they just have to put a sign in the ground and enter the listing into the MLS and they're done!

Susan,

As a home inspector, I see this sort of thing way more than I care to lately. Sice there are many foreclosures and bank owned properties, this is happeneing more and more. I really don't think the agents should have to deal with it either though. The banks just seem to have the attititude that whatever is there is there, and sell as is. They never deal with anything except the money.

So, I think it's time the banks took the initiative and own up to the resposibility of REO properties. Actually, it would benefit them way more than anyone else anyway. They are the rightful owners, and we wouldn't let a private owner get away with the same thing, would we?

I don't understand why this happens. Even if the bank or owner isn't going to clean it up, the listing agent should. After all, isn't she wasting time and money if it doesn't sell?

You have to ask yourself, if this was my listing would I show it that way?  No, I would get off my rear end and clean it up.  It's a given in my market, if there is a bank owned property, bring your boots, your raid can, your oxygen mask, flashlight, and lysol.  Oh, and don't forget the tools to break in the home, since the keybox doesn't work.  And if your buyer insists on buying it, be prepared to maybe get paid in the next two years.

Good luck with those bank owned properties, you can keep them.

That's disgusting---diapers on the floor?  I bet you couldn't get out of there fast enough.  I do think I would let the agent know.

Now that's a "fixer up'er"... But it's all depending on the agent of course.  Most of the banks are willing to pay for the clean up but the agent does not have the up front capital to keep up especially with a large amount of listing.  Oh, and time is a factor too...

Try to make the best of it and add cleaning of waste and debris to the offer.

Tony & Darcy -- yes shame on them, and shame on the client who continues to do business with them

Kevin -- I agree, the banks do own the home. Isn't the agent the representative to the bank.  We would ALWAYS tell a seller -- this place has got to be cleaned up before we can sell it.  Then we'd figure out a way to clean it up.  Nope - REO - it's almost expected.

Lissa - I agree -- take the listing - most REO agents have a trash out company & it's required by most bank lenders... so why isn't it being done?

Vincent - I guess that is my point -- WHY does the bank let them keep the listing - and continues to give them more -- because the bank is far away and doesn't know.

Ida -- I've been paid on them -- but they certainly are a challenge to show and sell.  Right now that is what all buyers want -- a REO that is gorgeous.

John - yes adding clean up to the offer is a great idea.

Christina -- at least there weren't cockroaches crawling around also.

 

Diane- yes I should let the agent know- then again part of me is tired of "letting the agent know".  We'll find another house.

On the other hand, behavior like this is what makes YOU stand out from the crowd.  Things like this drive me crazy, but I keep telling myself that it also helps the rest of us stand out from the competition when we do care about the little things.
