I received an email forward from clients yesterday regarding a townhome found on Zillow.com that had caught their eye! 

393 days on the market, the report stated.  What's key here is the report says....days on Zillow.

In looking at tarmls.com, our Tucson Area Realtors Multiple Listing Service, the original listing was on the market 267 days.  The listing expired and is now back on the market at 85 days, for a total of 352 days.  Ok...so maybe a difference of 41 days in this particular incidence is not that much...but it isn't accurate, that's for sure.

Zillow doesn't always share the most up-to-date information, or the most accurate.  Changes made on the multiple listing service may not make their way to Zillow.  I have had remodel flips on the market, completely redone.  If I look them up on Zillow, oftentimes the "before" photos are still displayed.  It's definitely something to check, but not everyone does.

To go a little further on this particular townhome, the current agent has the address online incorrectly.  Those searching for townhomes on Pusch Wilderness Drive will not find this home that is advertised on Pusch Drive...As I have a client interested in that particular listing, I'm working on behalf of my buyer, and if the home isn't "found" online, more chance that she'll have an opportunity to view and offer when she visits here in a few weeks.

But here's the other story behind townhomes in Tucson, AZ and vicinity.  They are a niche property, and appeal to a selected buyer.  Not everyone wants one.  You can often buy a single family residence for the same price.  Secondly, the HOA fees (homeowner association operational fees) can be much higher in a townhome association than in a residential "neighborhood".  Typically, there are more services that come with a townhome...sometimes trash, water, pool, spa, clubhouse, golf, insurance and liability, common landscaping...this list goes on and on and varies with each property.

Please check with a real estate agent for more information on homes that have been on the market for months.  Many times it's pricing, or location, but there can also be another story line.

Oh, and I recommend going straight to the market source, www.tarmls.com and looking at the public link, or LongRealty.com, which is refreshed at least every 30 minutes, for accurate listing information.  Long Realty includes neighborhood information and screen size photos, which is quite helpful to homebuyers as well.

There is so much bad information out there that it makes it difficult for buyers to figure it out.  As much as we tell them this, they don't believe us.  URG!

I think that when we come across a listing on the MLS that has incorrect information, it is in best interests of the nodus try to get them corrected. Most of the time, Zillow and Trulia and other sites are all pulling from this source. It may not be your listing, but I won't print out a sheet for my buyer that has mistakes and typos. I have the ability to report a data error and it will be corrected right away during business hours or on Monday if noted over the weekend. This means that I can elevate the profession and not shame the listing agent. After all, as a listing agent, you should be checking and double checking all the information entered before you print copies or send it to your seller anyway.

Cara, I loved the last paragraph, get the most up to date and accurate information by going to yuor MLS or through your website to the MLS.  I am not one to pay too much attention to DOM because just like bad photos, the house can be great and who knows the what, where and why for the DOM but if we don't see it maybe that is the problem.

Got a call yesterday for something that wasn't on zillow. Buyer had heard about it and was interested. It was active in the MLS. Always best to call an agent. Lots of websites out there with incorrect info. Just heard about some boards that are stopping supplying to Z & T. Maybe it is time to get our info back.

I always direct buyers to my site and lead them away from syndicate sites. But I also believe they have been beneficial to my sellers and me. I do check the accuracy of my listings and I have gotten buyer clients from them too

Many Atlanta homes have info listed on the Big 3 that is inacurate and they have no shame passing the information off as useful. But as long as people keep buying worthless info, they will keep selling it. We have to take a stand and say No Mas!

Lorrie - You are correct, we are to correct what's out there...but we can't always correct what Zillow is broadcasting!

Laurie - It's like sewing...a stitch in time saves nine.  Preparation is key, and quick action in the case of correction!

Jay and Michelle - Zestimates...hate them, hate them...

Goran - It's not my favorite place, but I will check to see if I can update my listings there from now on!

Dee - It is frightening how much the public automatically assumes is true, just because it's "online".

Karen - Great points.  Generally I like to let the listing agent know, in fact once, they had the co-op at a particular number and I did call to see if that might be a typo.  In the example I wrote about, however, it is in the best interests of my client to not point out their mistake until after I show it.  If there isn't interest, I'll let the agent know.

Kelly - DOM will catch my eye and I may do further investigation, but with the bubble and the recession...who knows until research is more complete

Hi Bill - I've run into listings on our MLS that are already under contract as well.  The data just hadn't been changed yet.

Tammy - I'm not particularly a fan of syndicate sites, but buyers are out there looking online long before they call!

I wouldn't count on some of these sites for accurate information on whether the property is even for sale much less how many days it has been on the market.

Buyers don't know any better. They see a high DOM and that's their first thought, "there must be something wrong with it!" They need an experienced local agent like yourself to get the whole story so a proper strategy can be put in place.

Cara-Good point regarding Zillow. There is a great deal of misinformation in the real estate world so using a competent agent in the area in which one is interested is the best way to get accurate information.

Thank you for the update on Tuscon. I think most people would be happier with a home and no all the fees required for a condo. As for Zillow, well the country has been on a downturn on what they see and believe. Look who is running as our representatives in government. Zillow is not a place for good information but they advertise al lot. That is what it is all about, you just have to follow.
