What this report tells you:  You can see by looking at the graph below, that all the lines are going down.  That's great for days on market and percent of distressed sales, but the number of homes sold is also plummeting.  This is not due to lock of interest from home buyers in this price range, but is due to the fact that this market segment is getting priced out of Arvada, CO.

8 Arvada homes sold last month went for asking price or above in this price range (80%).

Arvada homes absorption rate:  1.6 months - a seller's market

How to buy a house Offer more than asking price if you want a chance to get a house in this price range in Arvada.

Wow, there sure are a lot of homes under contract!  It looks like this is a good time to sell and buy in Arvada.

I just use a simple Xcel chart, Sussie.  Then I click on it and a drop-down appears that gives me the option to 'Save as Picture'.  

The odd thing, Sondra, is that every month there are a lot more under contract than the number that appear as 'sold' the next month.  I haven't had the time to figure out what is happening, but I do know more deals are falling apart before the closing table than previously.  So, if some of the 'Active' homes are back on the market from failed deals, the real days on market is actually shorter.
