So you want to list your house with a REALTOR.  You figure this person is a professional, much like an accountant or an attorney, right?  They must have tons of education to help you buy or sell a piece of real estate, help you negotiate your way through home inspections, title insurance, crafting an offer, negotiating the offer, etc.  Not so fast...

In Pennsylvania, you only need 60 hours of education to become a a real estate agent.  A real estate salesperson's license does not require a high school diploma.  Recently I saw a Groupon for all the online classes required to be a real estate agent for $180.  If you were an aspiring real estate agent and worked hard you could easily knock out all 60 hours of education in a full week, maybe even less.  After that, it requires a test for $56 which you need to score 75% or higher.  After you pay the fee to the Commonwelath of Pennsylvania for $107 and you're a licensed real estate agent.  One week of your time and $343...that's it. You can opt to become a REALTOR but thats not required to do business as a real estate agent. 

Most consumers don't even interview the agent they select to help the buy a home.  Most of them end up making an inquiry online about a property and end up with that agent.  That agent could have just gotten their license last week.  They may have never even shown a home before.  Some agencies have great training programs...some of them have NONE.  I've heard horror stories of agents that got hired right after getting their license and their broker told them, "Here's your desk, here's your phone, now go make me money." 

These types of agents are the ones going out and "committing real estate" with no idea what they're doing.  I understand their dilemma, they don't know any better.  It's really up to those of us with experience to teach these agents the best practices in the industry.

Wow, a Groupon? That is ridiculous. You are right, consumers need to do their due diligence and choose someone who has the experience to back up their claims of professionalism!

I touched upon this very thing in my contest entry as well Marc but your blog has much more info. A GROUPON for RE classes?! Yikes, that's scary. I do believe (hope?) that those who never should have become licensed are usually weeded out once they begin practicing and realize that the demands of the job are much more stringent than the requirements for obtaining your license. Hopefully not much harm has been done before that point.

Great post.  It is so important for buyers and sellers to interview their agent to make sure that they are being well represented by a trained, qualified and KNOWLEDGEABLE professional.

WOW, that is so shocking to know that someone offered a Groupon for licensure!  Ridiculous! 

I recenlty had someone tell me that they were thinking of hiring "Agent Z" - "She told us she's the top selling agent in the area!"  Frankly, I'd never even heard of her but, promptly looked Agent Z up - she had sold ONE house in a 12-month period!  I ALMOST hesitated, thinking that it wasn't right sharing her stats with them but, I did, feeling like I would be doing them an injustice if I didn't let them know that they had been lied to.  They were horrified!  They later told me that she had boasted that she is THE top producer in her company as well.  Maybe she is...if she's a company of ONE but, to tell a bold faced lie about being the top seller in the area if so unfair to the consumer.

So true how easy it is to put your foot in the door of the business.  In Utah is helps that our MLS requires being a member of the board so that alone is nearly $1000 - otherwise...any schlep with a few hundred bucks laying around can get a license - most of them can't spell fiduciary.

About 7 years ago I had a past client/friend tell me that they were going to list their house but one of their "closer" friends just got her license and wanted to help her in her new business...  The house sat on the market for 18 months- overpriced by 40,000.00.  They still live there today...  I tried to explain exactly what you explained- their loss not mine!!!
