Is There a Demand for "Tiny Homes?"

A client of mine is the Construction instructor at the local Vo-Tech school.  The other day he asked me to come in and speak with his class about the possibilty of building a Micro House and selling it on the open market.  I had never heard of such a thing before so I started doing some research on it.  The idea that they have is to build a 250 square foot home that would have a kitchen, full bath, living room and a loft bedroom.  It would be a fee simple ownership with public water and sewer.  Price would be quite reasonable as they aren't able to make much of a profit so they would be selling for cost plus 15% and their cost involves no labor cost, only materials.  I've been looking at a few lots for $10,000 to $15,000 for them so my best guess is that the cost would be under $50,000 possibly far less than that.

My question is that do you think there is any kind of demnad for a home like this?  Lately in our area there has large push for "Affordable Housing" since the least expensive new home you can purchase is around $185,000.  Has anyone had any experience with homes like these at all? I'd like to think that at the right price someone would buy.

No experience here Marc. I think it could have a real purpose in highly populated areas but in more traditional markets it would not be a good seller in fact it could be a big loser.

This would be a tough sell in Dallas.  Like Debbie, I think it would be welcome in a high density market.

Could be a big seller in a largish college town like State College PA or Ithaca NY. Imagine a piece of land with 10 or so of these homes marketed as a "more sustainable", "quieter" options to a traditional apartment complex. It could sell well for the purpose of rental income, targeting a transient graduate student/postdoc community, but I doubt this would sell well in a traditional market.
