So, to be fair, I'm going to let you know that I am a Realtor in Southern Maine, and a selectman in Waterboro Maine. It's kinda fun to watch how the market has been lately. Some people would like to believe that waterfront property has been selling fast and the prices are drastically going up. I don't see that happening in my area of Southern Maine. In contrast, I still see first time buyers looking for homes in the $150,000 to $200,000 price range. In Waterboro, we are starting to look at Contract Zoning. That's where large land owners will get a pre-determined break from the town concerning growth permits in exchanges for helping the town with infrastructure projects. Lot's of tweeking to do on this and then we send it to the citizens for a vote. I'm assuming that you know about Maine growth permits and how they affect the number of houses being built in towns that have them. If you don't, I'm sure that there are many out here that can give you the pro's and con's on the subject.

I do have a nice little first time buyer property in Waterboro for under $120,000 and not in an Association. It has a ROW to waterfront. Small but big time new features, septic, roof, siding, chimney, etc. Any interest?????

I should do that, thanks for the suggestion. Except for Sanford and Parsonsfield pretty much every York County town has the darn things. It's good for the towns and bad for construction. It would be a good discussion on the Pro's and Con's. We could also discuss impact fees and contract zoning since it is related to the same issues. It's especially difficult when you work in the real estate industry but have a town to think about. Anyone else interested in discussing these issues?
