4 Important Charlotte Home Buyer Tips
Most of the time when buying a Charlotte home, there are a few obvious factors that you will consider – such as the location, the number of bedrooms, school assignments or commute to your workplace, the need for repairs and any interior features. However, there are a few things that you may not have considered during your house hunting but, could be very important factors in your decision.
1. Water Quality
Most home buyers don’t even think about water quality until they get to the inspection stage or for some, until they wash their first load of laundry or take a shower. However, if you find out that the home has hard water this will dull your clothes when you wash them and irritate your skin. Hard water will also create calcium deposits within your showers and faucets and even inside your washing machine and dishwasher. If this is a concern to you, have the water tested so you know its quality and can look into options for a water purification system if need be.
2. Cell Phone Reception
So many Charlotte residents work from home so, when looking at a house, don’t forget to pull out your cell phone and check the reception. There are a few “dead zones” throughout the area and if you work from home, you don’t want to buy a house with poor cell phone reception. If you have found your dream house but, it has poor phone coverage, there is the option to buy a wireless cell phone signal booster. You’ll want to check into this prior to the end of your Due Diligence period should you decide to move forward, regardless of the cell reception.
3. Health Issues
When buying homes that are older, make sure that you have the home thoroughly inspected for any health risks such as lead paint or asbestos insulation. These materials were commonly used several decades ago, before anyone realized how toxic they can be. If you find any toxic substances, you can have them removed safely, or you may want to continue your search for a healthier home.
4. The Terrain
From the front of the house, do you notice that the home sits below the level of the road? Take a walk around the property and look at the land around the house. Is it flat, or does the earth dip or slope in one corner of the property? Bear in mind that anytime it rains, water will naturally flow to the lowest point on the property. So, if the house sits at the bottom of a slope, you may have issues with dampness collecting around the foundation. This can be corrected with landscaping but, it is much easier to buy a house on higher ground. If you really love the house and its location, consider consulting a landscape engineer either before placing your Offer or during your Due Diligence period.
