SELLERS BEWARE: Some Agents Are Too Nice!

If I could teach prospective home sellers only one thing, it would be this:  Beware of real estate agents that are too nice.    You need to trust the real estate professionals that are not afraid to tell you what needs to be done in order to sell your home.   Agents that are too nice won’t do that. 

 

A real estate agent that is too nice:   

 

Won’t offend you by suggesting that that you want too much for your house. 

 

Does not see anything wrong with listing the house for more than the comps suggest the market value is.  After all, you might get lucky so it doesn’t hurt to try the higher price. 

 

Suggests the reason that your house hasn’t sold in the last two years is because the other agents priced it too low

 

Says that it would be all right to close your dogs in the laundry room, the office or the garage during showings.   Buyer prospects will understand if they can’t go into that room.

 

Understands that your 93 year old mother can’t drive due to memory loss problems.  So, the really nice agent will tell you it is alright if she stays home while the home that she has lived in the last 50 years is being shown.     

 

Won’t offend you by telling you to re-paint your bright purple, green or blue bedrooms a boring neutral  color.

 

Realizes that there is nothing wrong with your old carpet.   After all, it has served you just fine for the last 15 years.  Plus, the buyers probably want to be able to choose their own carpet. 

 

A really nice agent is not going to insist that you reduce the clutter, oops I mean  pack your cherished collections, prior to the house selling.  After all, you still have to live there. 

 

Let me tell you what.  If you really want to sell your house, that advice is a bunch of BULL.

The agent that is too nice may not want to hurt your feelings.  However, you are not hearing what you need to do in order to sell your house for the best price in as short of a time as possible. 

 

 

Note to agents: I wish I could say that I've made these examples up.  Unfortunately, I have encountered every single one of these examples within the last six months.

The agent says what do you think the place is worth... loud buzzer should ring. Hey, you are the professional wearing the blue and gold R Jack or Jane. Show me, not razzle dazzle to get the listing and then tell buyers this guy is nuts. What is he thinking, make an offer, cause it will never sell for that amount. Brutally honest, lots of candor works best. Like the doctor that says you have stage four cancer, listen to him. Or the lawyer that says you are going to be in the crow bar hotel if you don't consider this, this and this for a defense. Trust happens. Or should. Great points, post!

Sondra, agents who tell sellers what they want to hear to get a listing have a lot of listings and not very many sales. Although they may have the satisfaction of being the number one listing agent in their company month after month.

Sondra, Agents who are too nice do nothing that truly benefits the seller. We feel obligated to tell it like it is regardless of the consequences. We always preface what we are going to advise by asking sellers we can have their permission to be brutally honest with them.

Too many agents are definitely too nice. They price homes WAY over market just to appease the seller because they're afraid of confrontation.

There is nothing wrong with being nice. The fact is -- Not telling the truth IS NOT being NICE. Not telling the truth is being a liar. YIKES! Sometimes the truth hurts! Great post! :)

Hi Sondra, Telling it like it is , is a dynamic that in my mind is a part of the fiduciary owned to the client. Besides, a good agent can show the Sellers how to overcome the weak aspects of the property and enhance the strong selling points.

This post made me smile!  Unfortunately,  you may lose a few listings this way because many sellers the first time around will take it personally and not hire you.  Maybe the second time around, they will believe you.

I listed one of my mom's friends houses a few years back...  My mom then came over and showed me the impersonation of me;)  She waved her hands like Vanna and said - all of this has to go, pack it up now, paint that room, change out the countertops, etc...  They loved the honesty and did everything requested.  No- I do not really doa  Vanna when listing a house- I make a list of things they need to do to get top market value.  Have a great day!
