If I could teach prospective home sellers only one thing, it would be this: Beware of real estate agents that are too nice. You need to trust the real estate professionals that are not afraid to tell you what needs to be done in order to sell your home. Agents that are too nice won’t do that.
A real estate agent that is too nice:
Won’t offend you by suggesting that that you want too much for your house.
Does not see anything wrong with listing the house for more than the comps suggest the market value is. After all, you might get lucky so it doesn’t hurt to try the higher price.
Suggests the reason that your house hasn’t sold in the last two years is because the other agents priced it too low.
Says that it would be all right to close your dogs in the laundry room, the office or the garage during showings. Buyer prospects will understand if they can’t go into that room.
Understands that your 93 year old mother can’t drive due to memory loss problems. So, the really nice agent will tell you it is alright if she stays home while the home that she has lived in the last 50 years is being shown.
Won’t offend you by telling you to re-paint your bright purple, green or blue bedrooms a boring neutral color.
Realizes that there is nothing wrong with your old carpet. After all, it has served you just fine for the last 15 years. Plus, the buyers probably want to be able to choose their own carpet.
A really nice agent is not going to insist that you reduce the clutter, oops I mean pack your cherished collections, prior to the house selling. After all, you still have to live there.
Let me tell you what. If you really want to sell your house, that advice is a bunch of BULL.

The agent that is too nice may not want to hurt your feelings. However, you are not hearing what you need to do in order to sell your house for the best price in as short of a time as possible.
Note to agents: I wish I could say that I've made these examples up. Unfortunately, I have encountered every single one of these examples within the last six months.
