Read on for a report on Arvada Home Sales:

Homes sold the past month are red,
homes under contract are purple,
homes for sale are blue.

What this report tells you:  This is still a strong seller's market even though days on market have increased to the same number as last year. I believe that's due to sellers of Arvada homes realizing they can get more for their homes than they previously thought, and getting those properties on the market.  The percent of distressed sales has also increased, I believe that is also due to the price increases; banks are releasing some of the properties they've held back on.

Also, the number of homes selling at or above asking price is coming down.  In fact, the majority of those sold right at asking price or just $3,000-5,000 above.  I'm seeing very few selling $10,000 or more than asking price.  I believe that's also due to seller's becoming savvy to the market and pricing more aggressively.

How to buy a house:  If you find a house you really like that's new to the market, make a full price offer or slightly higher (that's after your agent checks neighborhood comparables of course!).  If you find one that's been on the market longer than 3 weeks or so, you may be able to get it for slightly less.

How to sell a house:  In a normal Colorado winter, home sales slow down significantly.  But for those Arvada homes that are available in this price range, buyers are still rushing to get multiple offers submitted. We may have a slowdown for the holidays, but if you want to sell your house, I'd suggest preparing now to get it on the market in January.
