Change Out That Light Fixture Before You Put It On The Market!
Last week we closed on a home that should have been smooth sailing...but wasn't. It was a cash deal on a rather high end property and we represented the buyer.
While we were being shown the home by the listing agent, she casually mentioned that one of the light fixtures in a bedroom would not convey. It happened to be a very exquisite chandelier that was quite beautiful. My buyers indicated that they were all right with that light fixture being replaced.
Our offer was eventually accepted and we moved happily towards the closing date. About ten days prior to closing the listing agent informed us that the light fixture had been replaced with a rather generic ceiling fan. While we didn't expect an exact replacement, we certainly expected a light fixture of similar quality to be put in place.
After some wrangling back and forth my buyer decided to bite the bullet and accept the ceiling fan. We moved forward and closed.
My question is this: If they wanted the light fixture so badly, why didn't they just replace it before putting the house on the market? We certainly would have avoided the unnecessary drama it created.
