Another "What the" day. Home inspections in Hobbs New Mexico.
We find issues with homes that we simply should not find.
Take for instance this home.
Stat's on the home. An adobe style flat roofed home with 2,500 square foot. Full ten foot ceilings in the home.
This home was built in 2008. C of O was issued in 2008.
So why should there be any issues with this home?
There is only one explanation on why the home has issues.
This home is a clear example of the local building inspectors not doing the job they were hired to do.
Lets see what isd going on with this home. there are Three bathrooms. Two of them have a exhaust vent.
The master bath has no exhaust vent. The master bath has no operational window either.
If a bath has no operational window, then the bath must have a exhaust fan installed.
This bath had neither. These are code violations. Simple codes to follow. But not installed by the builder or caught by the local building inspector.
Take a look at the window for the master bath.
This glass block window is not an operational window. This means the bath has to have an exhaust fan installed.
The rest of the homes exhaust fans were not ran to the exterior of the home. They are terminated in the attic.
I looked and looked but could find no exit for the venting. Then I went into the very limited space in the attic. This is what I found when in the attic.
Take a look at the vent tubing.
I find these issues all the time. My question is why do I?
The attic has about a four foot space. There was not any venting for the attic. None at all.
Why was this not addressed by the local building inspector?
Some inspections leave me dumbfounded.
