what a great little article and I agree, most failed mods make good short sales...however...some are a mess...those are the ones we pass on...have a great rest of week!
Sidney... a great point... however I find the person seeking a loan mod is not typically prepared to sell... they typically want to stay and stay for less...some feel so disillusioned when they are rejected for the modification. many recently have opted for staying without paying for as long as possible.

You are both correct,most of these short sale are a mess. The seller will call us at the last minute. Many have sale date already set. We are their last chance to avoid foreclosure. Due to the lack of time I will not work these short sale unless the seller are 100% vested in the outcome, an approved short sale. At this point most are very serious.
