Many homeowners are looking to increase value, but may not have the appropriate funds. Full remodels are pricey, but there are several ways to get the home sold as soon as possible through simple and budget-friendly projects.

One methods of home improvement for sellers on a budget include a simple clean and de-cluttering of the house. Eliminate unnecessary items, such as knick-knacks, loose papers, etc. (whether it be thrown away or put in storage somewhere until the house is sold). Once you have cleared these out and have space, a thorough cleaning will make the house more visually appealing to a realtor when deciding a list price, as well as to the appraiser once an offer is received. Clean carpets, walls, windows and window treatments. Make the exterior presentable by pressure-washing siding, sidewalks, and driveways.  Eliminate odors throughout the home by baking or lighting candles before any showings. If pet or other odors linger throughout the home, shampoo carpets and furniture and wash blankets and bedding.

A second method of home improvement on a budget can be simple DIY projects. Yard work is a simple improvement and can be done by removing any trash, mulching flower beds or doing some light landscaping. Fresh curtains and blinds can make a difference to the visual appeal, also. Install modern light switches and outlet covers. In addition, using higher wattage lighting to make rooms brighter (and save on electricity).  Wood trip (ceiling or chair railing) are also easy and typical upgrades in newer homes, but stick with neutral colors for paint. Finally, check the square footage; if higher than assessed, you may be able to list your home for a higher price.
