I am working with someone right now who is looking to price a little high to allow for negotiations.  They figured if they start out just a little high, they would be able to negotiate and hopefully break even. These folks are desperately trying not to do a short sale or be foreclosed on.  No listing agreement in place with them yet.  Any thoughts?

I have seen sellers start high for negotiation room before.  It doesn't help them at all in this market.
