Salida CO Real Estate: How to Make a Horse Property
Salida Colorado is known for its whitewater sports, premier fly fishing, downhill skiing at Monarch Mountain, and mountain biking. Did you know it is a fabulous place for horse owners?
We have 100's of trails from 5 minutes out of town for you and friends to take an afternoon ride. "Folks who like to ride year round have moved here, thanks to our "Banana Belt" Weather patterns. It snows all around us but you can ski in the morning on the 2nd best powder in the state and then get on your horse for a lovely afternoon ride.
Do you have to find a horse property with all the barns, turnouts, pastures, etc? You can. Or, if you want to save money, you can buy a place and add the infrastructure like we did.
What turns a home with acreage into a horse property in our area?
Basically, you need two things. An ability to water outside and some level ground for your barn, horse trailer, arena or round pen, and your turnout area/pasture. You can do that in 2 acres but it is tight. 5+ Acres is better. Location is not terribly important since there are trails to ride in every direction.
To water outside, you will either need a domestic well or an augmentation certificate. Both types of wells will allow you to water outside - filling horse troughs etc. (Note: Make sure you find a real estate agent who knows about water rights and horses so you don't end up with a place where you would have to haul water for your horses.)
For the acreage, you can start out with a home and no barn. We have several folks who build great barns for great prices. You will need to get help fencing for your turnout and put in a loafing shed (small area for the horses to get out of the weather) at first.
One of the best parts of having horse properties is connecting with other folks to ride with you. We have a large population of folks who trail ride, who are learning how to ride cutting horses, who rope, who compete in cutting, versatility, pleasure class, who have been trained in natural horsmanship and more.
