Tomorrow I run an open house on my new listing 7182 W. Cascade. Why do I do it? Some say that it is not a good marketing tool.
1) My listing gets exposure. I get to see how people react to the home! Open houses are great for feedback!
2) It gives people a chance to see the home without much pressure.
3) Gives me the opportunity to pick a buyer.
4) I have yet to sell a home in an open house but I have met a lot of buyers who have bought the house. Twice I am sure I was able to increase the home price because the open house was busy.
5) Sellers like them.
6) prospective sellers like them too.
7) I am able to show my marketing plan to more people.
8) If I am too busy I can get someone else to sit it. I actually like to man my open houses.
What I try not to do.
1) have more then one open house in a weekend that I man. I need time to deal with my buyers and my family.
Now open houses are only a small part of my marketing tools at my disposal. Even if I had lots of listings I still would like to have them open. I like running open house. You will see me at 7182 W. Cascade on Saturday 11/9 from 1-4 PM. If you are in Boise come see me. It is a great townhouse.
