Braemar Property Values:  September-October 2013 (Carriage Series)

This Carriage home sold for the highest price ($378,000) during the months of September & October 2013.Carriage homes are among my favorite in our community of Braemar.  To me, they look like homes that should be under a Christmas tree, adorned with snow.  And before you know it, we'll be in those snowy months and that image of those snowy, quaint homes will be reality.  For now, let's take a look back at the months of September and October and see how Braemar Carriage home values fared as summer ended and fall began.

Braemar Carriage homes are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were three Carriage homes that sold during the past two months and their styles varied.  There was a Norwood, Oakdale and Parkdale that sold.  Their sold prices ranged from $350,000 to $378,000.  I'm happy to have been the Listing Agent of the Carriage home with the highest sold price.  Even though it was the only one without a finished basement and had basic finishes, it sold for more than a more upgraded competitor.  The average of all three sales gives us our new average market value for Braemar Carriage homes of $363,667.  That's nearly a 3% increase since last report and a 14.5% increase since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If placed your Braemar Carriage home on the market, priced to current conditions, this report indicates it would be under contract in an average of less than two weeks.  You could also expect that a buyer may ask for an average of less than 1% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in January and will detail sales from the last two months of 2013. Until then, if you are thinking of selling your Braemar Carriage home, give me a call for a free market analysis of your specific home's value.  I've been a Braemar resident and full-time Bristow Real Estate Agent since 2005.  I added the distinction of being a Short Sale Agent in 2007.  No matter what your equity position, I can get your Braemar home sold for the maximum amount of money in the shortest period of time. And most importantly...No one knows Braemar better!

And if you want to be a member of a neighborhood Facebook group that will always allow links to these reports, please join my new Braemar Facebook group.  You can start any neighborhood conversation you like to there, be it promoting your own local business or just chatting about neighborhood events.

Hey Chris Ann: I think it's great that you have started a Facebook Group for Braemar Homes. You sell so many in that community that having a place where other neighbors in Braemar can get their questions answered and meet each other is a fabulous thing for you to do.

Curtis:  I feel the same about looking at your Yountville, CA reports and local events.

Elizabeth:  The Facebook group is definitely taking off. Our original neighborhood group started to pick and choose which businesses could post.  And some folks thought a yogurt shop or dance studio was better than hearing from the people selling their homes and affecting neighborhood values.  Go figure.  The vast majority of group members like the real estate reports, but I wanted to make a place where I knew they would ALWAYS be able to get it.  The other group was too fickle.
