Totals for October 2013:

  • 2 Bank Owned Sales (4% of all sales)
  • 8 Short Sales  (19% of all sales)
  • 23% of all sales are distressed property sales
  • Median price $180,500
  • Average days on Market 27

 

Totals for October 2012:

  • 35 Total Sales
  • 9 Bank Owned Sales (26% of all sales)
  • 15 Short Sales  (42% of all sales)
  • 68% of all sales are distressed property sales
  • Median price $140,000
  • Average days on Market 36

 

The lowest price home sold in Ceres during October 2013 was $80,000.   

 

The highest price home sold in Ceres during October 2013 was $345,000

 

As you can see the volume of home sales in Ceres in October 2013 was actually higher than October of 2012.  That's the first time that has happened in quite a while.  The inventory of available homes is still low, only about a months worth.   Distressed sales dropped again this month. The days on the market has fallen substantially and the median price has gone up significantly.  We are seeing a few more "traditional sales" as prices rise and sellers now are starting to have some equity.

Well Jim, things are better than last year, and distressed properties are dropping from the inventory. That's good on both counts and I 'm certain your market will continue to improve in 2014.
