I was recently at a listing appointment with sellers that had their home on the market for over 2 years and no sale. I asked them why their home was not sold. Here are some easons they gave me.
I had the wrong agent.
I needed a better flyer
My agent did not advertise enough magazines and newspapers
The open houses needed to be 8 hours and not 4 hours
She needed to bring people to show the house
She did not work hard enough for us to get it sold
Blame, blame, blame.
When I asked them if they thought the price was too high? They said- absolutely not. They felt it needed to be raised. After I showed them the comparable sales for their area, they did agree to lower the $57,000. I listed the house. I got new flyers and a few ads. I did the long open house. Within a few weeks, the home sold. The seller's are happy and think I am a hero.
I think they were ready to listen to reality and sell the house. I am glad it all worked out.
