Loan modification default rates are 27% and rising!

Over the life of the government's Home Affordable Modification Program (HAMP), 1.2 million homeowners received permanent loan modifications.  27% of those later redefaulted on their loans and that number is expected to rise.  The numbers should be startling but I can't say they really are.  The hardships that caused the homeowners to default in the first place are often ongoing and something many good people are just not able to overcome. 

It's disheartening that the longer a homeowner has been in a modification, the greater the chances of redefault.  48% of those who received their modifications early in the program, which began in 2009, have redefaulted.  To be exact, 306,538 of those with permanently modified loans have redefaulted by falling 90 days behind on their mortgage payments.  That means there are 865,100 people still in the program.  Of those that redefaulted, 22% have entered foreclosure.

Janna - I do a lot of short sales, and I couldn't agree more!  Most of the folks I work with are in a loan modification that is simply not working, or they hardship that caused the original default has recurred, or took longer to overcome than the loan modification allowed.  Yes, I'm seeing the same thing here in our South Carolina market.

  We believe that loan mods are not only bad bandaids..they are really tourniquets...made to squeeze every last dollar from a consumer....and who does THAT work for ?

When I have a potential short sale client who wants to stay in the home, I will refer them to a HUD ceritifed counselor to help with the loan mod process. I then keep in close contect with them so that if they think they may default, I'm there to help them list the home. It's crazy how many default within 3-6 months time.
