October 2013 was a cooling month in the Sumter SC Real Estate Market.  The number of homes sold in Sumter SC was down to 70 after having 87 homes sell in September 2013.  The total of homes sold year to date in 2013 is 803 is still above prior year back to 2008.  I fully expect the sales for 2013 to remain above the prior years through the end of December.  The number of homes under contract at the end of October 2013 in Sumter SC was 160.  This was an increase over the number of homes pending at the end of September 2013.  With the history of the pendings, this may mean an increase in November over the homes that were sold in October. 

 

The median home price increased slightly in October 2013 to $145,950 as did the average sale price at $152,820.  The price per square foot did fall to $64.64 from $66.72 in September 2013.  I will not be surprised to see the trend in the decrease of the price per square foot continue as we see many investors picking up foreclosures during the colder month when competition isn’t as high. 

 

The charts for Sumter SC Real Estate in October 2013 are below.  The Sumter SC inventory of homes for sale continues to be high and the prices are reflecting this trend.  The interest rates are still low and purchasing a home in Sumter, SC is still a great investment.
