Your buyer will never, ever live in this home!

According to the buyer's agent's cover letter, her buyer left my listing crying. Why? Because she loves the home so much and she knows it is the one. So what's the problem? She will never, ever live in that home.

Here's the deal. If the buyer loves the home so much that's she's crying and saying this is the one, maybe her agent should suggest that she submit a full price offer (at the very least) since we have notated on the MLS that there have been multiple offers on this property!

Does the buyer's agent think that a heart-felt cover letter will overcome the lowball offer? If your buyer really, really, really wants the house, call me and I'll talk. In this case, I had permission to discuss the other offers. Without giving specific numbers, I would have told the agent that we were already well above list price.

This isn't the first time I've had this happen recently. So I'm giving out some free advice: If your client falls in love with a home, and there are multiple offers on the home, do not submit a lowball offer and then be shocked that your client will never, ever live in that home!

John & Shannon, I got one of these cover letters on a low offer. There was also a cover letter on the highest of the five offers that came in. And the cover letters meant absolutely nothing to the seller, who was looking at the price, terms and her bottom line.

I only do cover letters on strong offers, and the letter describes the financial strength of the buyers, not lovey-dovey stuff.
