Exterior electrical, pay attention. Home inspections Hobbs New Mexico.

When inspecting homes we inspectors run into all kinds of issues that just should not be a issue from the start.

I many cases the issues are simply the way the items with a home were done incorrectly.

I know many home owners want to save money when adding a few extra items to the home as they live in the home and think they need to add as they go along.

This will come back to haunt you when and if you ever try to sell the home in the future.

Most homes are sold at one stage or another in the life of the home. Many homes are sold over and over again.

This has a detremental effect to the home when each new buyer wants to add a little something to the home.

Take into account the addition of the exterior electrical that was ran to the exterior sheds.

I can tell you this. This home's exterior electrical was not ran by an electrician.

There are issues with the existing conduit.

Number one, the conduit is the wrong conduit for exterior application.

Bad conduit on exterior electrical.

Notice how the conduit is broken from the use of a weed eater?

But the conduit used is simple a 40 gauge water line. nothing more.

Exterior conduit broken.

This simple approach was fine when it was installed. But still wrong.

If you make so called improvements to your home. "DO IT THE RIGHT WAY"

That PVC will get weaker with time as the sun does its thing.  And the sun always does its thing!

I think the better product is the gray stuff.  And thicker too.

Why hire an electrician Clint. when uncle Bob will do the real cheap on Sunday and he probably already has the supplies in his garage.

Electrical things done wrong scare me as there is so much potential danger with electricity. I bet you see so many scary things that need to be fixed and sooner than later.

Hi Ginny,

There are a lot of these owners out there that get's a friend to do this stuff. None of it is safe at all. Be careful.

Have a great day in North Kingstown.

Hi Mr. Bond.

They were "Whacked" and the insulation was damaged too.

Makes no sense in damaging it then not repairing the damages.

Have a nice day in Ohio my friend.

Clint, "do it right or don't do it at all" is an unfamiliar saying to the Uncle Bob's of the world! Enjoy your day!

Hi Adrian,

Yes sir. Do it right the first time. This should have been a schedule 80 exterior application conduit. Or a non rust-able type metal conduit.

Have a good day in the Seattle area today.

Hi Tom.

None at all from what i could see when inspecting the home. These are issues that need to be repaired as a safety issue.

Have a great day in Placerville.

Hi Anita,

So true. But when they want to get it done as quick as possible and want to save money....well that's a bad combination.

Hi Jay,

That was my recommendation to the buyers. Or install a galvanized metal conduit.

Enjoy this Friday in Bristow my friend.

Hi Rob,

It's a shame that this stuff even happens, but this is why homes are inspected and reported on.

Have a great day in Bristol.

Yes, so true. Do it right the first time. After they get Uncle Bob involved, it's all over but the crying later.
