Tell Me The Truth-It's Laminate Not A Hardwood Floor

Now is some instances a nice laminate floor makes perfect sense.  A top quality laminate can also look great.  But let's be honest it isn't hardwood floors.

For buyers walking into a home that is listed in the MLS with "hardwood" floors to discover laminate is setting them up for a big disappointment.  Especially when you discover not only isn't it hardwood but it is a poorly installed low quality laminate.

It's hard to know whether advertising a hardwood floor when there isn't one is just lack of knowledge on the listing agents part or truly meant to deceive.  I'm going to hope it is the first problem and not the second.  

If you are listing a home for sale take a good look at the floor.  If it's laminate just say so.  It doesn't mean a buyer isn't going to look at the house but they will walk in with the right expectations.

Hi Cindy....whether it's the first reason or the second, it's a major problem.... that's an error that could easily cost a listing agent a "hardwood floor" installation..... the most expensive laminate is no where near the quality of hardwood.... what is that agent thinking???

Same goes for solid surface counter tops vs. granite.  They are NOT the same thing.  I see so much mis information, sometimes if I think it's just a mistake I give the agent a heads up, but other times you know the agent is going beyond accepted "fluff" again and again.

LOL, we were just having this conversation last night!  I was with a customer who wants hardwood and plans to sell in 4-5 yrs.  He asked if people could tell the difference and I almost choked.  He agreed and then shared with me what an unscrupulous flooring store told him.

Oh, and BTW, there are a few laminated multipanel floating clickable hardwood that look very fake. Technically, they are "real" but the look fake and can't be refinished. I distinguish these from other engineered hardwoods which are nicer.

Some agents are clueless about materials - others are clueless about ethics. 

I remember an agent who swore to me that a particualr house had extra thick carpet padding. Huh?? Judging by walking on it, the buyers and I determined that it had NO padding at all. 

(That agent, by the way, was lacking in the ethics department. But how he thought he could get away with that one was beyond me.)

Cindy I really don't think some people can really tell the difference. I am constantly trying to educate buyers about hardwood flooring but they just don't get it.

This was the conversation of a thoroughly annoyed client of mine.  It says hardwood in the listing sheet, and we go in and it's a rather cheap looking laminate.  Yeah, we can tell.  And there is a entry for laminate too, LAM.
