The Appraisal Institute (AI) is a global association of real estate appraisers that promotes the professionalism, education, ethics, standards and methodologies of real property appraisals.

They have created a separate designation for license appraisers who specialize in the valuation of sustainable properties called “Valuation of Sustainable Buildings”. The program is done with the US Green Building Council (USGBC) and covers the whole building from:

  • Appliances
  • HVAC
  • Indoor Air Quality
  • Energy Rating
  • Walking Score
  • Public Transportation
  • Site Orientation
  • Solar

 The benefits of a Green/Energy Efficient Appraisal is that you get a local professional who specializes this area. They recognize the additional value it adds to the house, realize the monthly savings in utilities and maintenance and thus can apply those values back into the appraisal of the home.

 

In California they did a survey of Green homes sold and these homes over a period of time average a 9% increase in sales price compared to same size homes in the area.

Energy Efficient Mortgages are another benefit of Green Homes were the program lets borrowers finance the cost of energy efficient improvement into their new mortgages because of the cost savings that the efficient energy improvements create. The result in an EEM is it helps you finance Energy Improvement and/or increases your buying power.

David, It is great to know that appraisers are becoming specialized and trained to recognize and evealuate Green features. We know they cost lots more therefore it is time they get their due rewards.

I was not aware that such a thing existed, but who would need to get an appraisal for anything so specific? I can't see any lender asking for anything like that, but maybe I'm wrong.

Joe, loan institutes should know the value and return on these energy efficient green homes. If my house cost $500 to heat for a season instead of a same size non energy efficient home costing $2000 to heat then I should be credited that, as well green features improve the value of the home.

This is very good information to share, David.  Not all appraisers have the same qualifications or experience.  I'll need to find some Green Appraisers in my area!

Hi David,

Thank you for mentioning this. Many agents don't know that an appraiser with green experience can be requested. As the seller's agent I request the homeowner, but more likely builder to fill out the Appraiser Green Addendum. This will aid the appraiser in applying the highest value to the green features of the home. I have enlightened appraisers with this form as well as articles supporting the increased value and lower operating costs of these certified buildings. Luckily here in Seattle, there are many on the market and it's getting easier to find appraisers with this kind of knowledge.
