Braemar Property Values:  September-October 2013 (NV Homes)

Watching NV Home values is something I did when I first started these property reports in 2005, but I NV Home in Braemar, Bristow, VAsoon dropped the NV reports because the values seemed to bounce all over the place.  There was no consistency.  Perhaps it was the market, as it was on a steep dive.  We'll see.  This is the second report for sales of NV Homes in Braemar, and it is detailing sales from September and October. 

There was one NV Home that sold in the last two months.  It was a Remington model with four bedrooms, two and a half bathrooms and an unfinished basement.  It listed for $464,900 and sold for $465,000.  So being the only sale in the last two months, this sold price of $465,000 is our new average market value for NV Homes in Braemar.  That is over a 4% drop in average market value since last report.  And while there is no formal report for sales during September and October 2012, for the sake of comparison I did run them.  The current average value of $465,000 is up nearly 8% since last year.

Chris Ann Cleland, Braemar Real Estate Agent, 703-402-0037If you placed your NV Home on the market, priced to current conditions, you could expect it to be under contract in an average of about two weeks.  You could also expect a buyer to ask for an average of nearly 1% of the sales price in closing cost help.

Selling homes in Braemar in 2 weeks is pretty fast, as I'm watching our days on market in Sacramento get longer and longer. Last spring homes were selling like hotcakes, but it's taking much longer now, so I am jealous of your fast moving market in Braemar!

Brad:  We are still seeing about 50% of the buyers asking for closing help, but not nearly as much as they were during the buyer's market.  It is not a given anymore that sellers will pay it.

Elizabeth:  I can't complain about the pace of our market.  The last listing I sold in Braemar I felt like 22 days to get it under contract was an eternity.  That was during August and that is our slowest month.  Everyone is on vacation.

Great market update, Chris!

It is slowing down in Los Angeles area too, but it depends on the price of course(  the high end houses are always slower, while entry level properties are still very hot and go under contract in hours with multiple offers)
