How Long Does it Take to Close a 203K Loan? It's kind of like that age old question of how long does it take to get to the center of a Tootsie Pop? This year I've worked with two different sets of buyers that have used this type of loan due to the condition of the house they want to buy. This is a rehab loan. I'm gaining experience in this type of loan, and if another lender tells me they can close one in two months...I''ll beg to differ and write the contract for a long closing. My buyers came to me and wanted this type of loan. We went off of lender information for closing date. The lender dropped the ball. Contractor information was taken into consideration.

How Long Does it Take to Close a 203K Loan?

In both cases, the loans took forever. Buyers were frustrated because they were told things would happen sooner...not by me, but their respective lenders. Both times I used a different lender. I didn't recommend the lender in either case. The buyers came to me with pre approval letters. The first situation took over three months to close. The lender is the so called 203K loan expert in this area. In the second case...we are four months into this one, and the lender wants more time. This is a lender that assured me she could do this in two months. She also assured the buyers she could do this in two months. Both the buyers and myself are on the same page, and hoping this can be done. The property is bank owned, and we've been lucky to get two closing extensions from the bank seller. We won't be getting another extension if the lender can't perform.

When I got the last closing date extension, I told the lender not to use the whole month. She is going to take the next four weeks to close. I was on the phone with her today and she told me she would see what she could do to speed things along. My response wasn't pretty. I don't SEE...I ACT. Get on it and do what you have to do. An hour later I had things moving along again.

In the process of getting this lender to ACT...I called another lender I like working with. The information he gave me was very interesting. His company no longer does 203K loans, because there is so much involved in getting one closed. He told me they would have to have someone in the office designated just to do these types of loans, if they were going to be done right and in a timely manner.

That was a big learning moment for me. Not all lenders can do these types of loans, and not all lenders should be doing these types of loans. Agents in my market shy away from this type of financing and now I can see why.

I won't shy away from it, but I will go into it with a better understanding of what needs to be done to get the loan closed and the time it will take to get it closed.

Hi Debbie, it took about 2 months for one of my closing that was over 14 years ago. If the 203K funds have used up then the buyer has to wait until the funds are available, that's why it took forever.

BTW  if the 203K funds are available and the buyer can close earlier than  the contract date, then the buyer and the buyer's agent will get bonus of $500 each.

Hi Debbie, buyer need to b aware up font that these loans will take longer if only for getting repair estimate etc. and they have to plan accordingly. These can be a good solutions for the right buyers.

The last one I did took 6 weeks. We had put that much time in the contract to get it closed so no extension was needed. The funny part was near the beginning of the loan processing the lender said that the loan was so clean and the buyer so well approved that we could probably close in 3-4 weeks. Not so.

Hi, Silvia...my buyers are so on the spot and everything was done correctly. The latest lender is just dragging her feet. I don't want to tell you what this does to my blood pressure.

Hi, Debbie...My broker also had one that took 7 months. So I guess I'm lucky and I push more. I don't think our lenders are well educated in how to get these done...not even the local expert.

Debbie buyers will be frustrated if not having the right expectation.  Having had these experiences you can better informed potential buyers of the time involved in gettig to closing.

I apologize for all those in my business that don't do a good job, it hurts us all when that happens. I do 203 K loans all the time, but keep in mind there are 2 different types of 203 K loans. There is the streamline version which allow renovations up to $35,000 and that loan will typically take 6-8 weeks. For 203 K loans that are over $35,000 in renovations, you are talking about 10-12 weeks most of the time, as there are a number of extra steps.

Good information to know. I was working with a Buyer that tried to do one of these, but it was an appraisal issue that they could not get it done. 

You've reminded me to follow up with them and see what's up! 

And this is good to know....allow more time for these types of loans and set the right expectations for your Buyer! Everyone will be much happier in the end.

Many loan officers do not have the needed 203(k) experience. You may need another lender for the next transaction. This is an excellent program for fix-up situations such as REOs.

Hi Debbie, No not all lenders will do 203k mortgages and I can understand why as you pointed out clearly in your post.  We have buyers who like the idea initially but then shy away from it.

Good for you for deciding you won't shy away from them, the trick will be finding someone experienced and reliable.  I've only been involved with one deal involving a 203K loan and what I liked about it the least was that after it closed, every time there was an issue with the contractor or getting a bill paid, I got a phone call.  I'm willing to help people after closing if needed, but the issues weren't really in my purvue.
