My Open House in Richmond Yesterday

Yesterday I held a lovely Open House at my Royal Lakes listing in Richmond, TX.  There were some wonderful people who came through to "take the tour".  Many of them were just out driving and saw the signs and decided to take advantage of this opportunity to walk the inside of a 7,600 SF home.  I don't mind at all.  It's good company and you never know who may have a friend who might be looking for something like this.  I had a couple stop in once and tell me that they were just looking for decorating ideas for the new home they were building.  Not your perfect open house visitor in terms of selling the home - but on the upside, when I asked who was listing that home, they didn't have anyone and I'm supposed to get the house on the market for them in the upcoming weeks.  On the other hand, I also had a traveling minister and his "helpers" and their 8 kids stop in once and lay hands on me and pray over me so that I could have a happy life! So, I suppose you never know who is going to walk through that door when you hold an Open House!

I agree, Robyn, open houses are still a way to attract potential buyers.  You never know who may come in, and help you business, as well as your soul!

Well, it all sounds positive, so I hope your open houses stay that way. Many people "window shop", but as you said,you may never know what it can lead to.

Congratulations of the listing and good luck selling that wonderful listing. How many times did you get lost on your tour? LOL

Open Houses are a great way to expand your client base and Expose yourself in the marketplace. I do them regularly. I have found the Open House isn't normally the home lQQkers buy, but it sure is a starting point for them and in many cases the hosting Agent becomes their Agent.

I sit a new development every weekend, and more often than none, I find potential sellers. In this market, people want to make sure that they don;t end up w/2 homes! It may seem monotonous, but it's still the best way to get into people's faces!
