Clear the Clutter. Buyers buy on emotion - they have to be able to envision themselves in a property before making an offer. It's difficult to do that when a home is cluttered with the seller's mail on the counter, shoes lined up in the foyer, and family photos everywhere. Once the personal items are removed and a home doesn't look "lived-in" the buyers can imagine their family living in the home.

Cleanliness. Everyone knows a clean home is a happy home. Make sure all the bathroom walls and shower doors have been scrubbed, hardware holes are filled in and painted, and the carpets are freshly cleaned... which leads to #3 on the list.

Aroma. It is imperative that your property smells appealing. Buyers do not want to smell dirty carpets or pet odors in a home - it is an immediate turn off. Hide the pet bowls and have fresh cookies baking in the oven or scented wall plug-ins ready, and it is set up to smell delicious during showings.
- Curb-Appeal. It's easy to forget about the outside of your home, but it may be the most important staging step. After all, it is the first thing buyers see when arriving for a showing. Make sure to remove dead plants and yard debris, close lids and put away trash cans, sweep and pressure wash the patios, walkways and driveways, replace old mulch and add flowers to gardens. Curb appeal makes an ordinary house extraordinary.
