This Naperville home staging makeover could be anyone's house. Many of us probably know someone who's decor taste is similar to this owner's. The great thing about this change is that it shows that no matter how ordinary the home or the decor is, there is always an opportunity to step up and create a more luxurious space.

Buyers are almost always 'moving up'. They want to imagine a better life than the one they had before. Whether they are taking advantage of lower prices in real estate or moving for work or some other life changing event, buyers want a home that is luxurious. It makes them feel good about their purchase.

This is a great space. It has a nice chandelier, plantation shutters, tile floors, and great woodworking. Are you inspired by it? Does it make you want to see more of the house?

Clearly this seller was moving out and hopefully this is never how the home would have been listed on MLS. (Although we've all seen the photos where this is exactly how the home is presented, haven't we?) Imagine that everything is cleaned off, but empty.

Isn't it better not to have to imagine how beautiful the home be? We know that most buyers don't see the potential a home has, unless it's shown in photographs. The after of this photo feels more like a kitchen magazine. Who doesn't want that? That is, after all, why they stage the photos when selling cabinets and countertops. Master marketers know that staging works, no matter what you are selling.

The doors, windows and details of this Naperville home are wonderful. Old art or drab, dated furniture can make the home feel like it is less valuable, however.

By creating rooms that will appeal to today's buyer, the offers are likly to be higher and there is more liklihood of them being faster, and possibly more of them. Just because the home has "old craftsman appeal" doesn't mean that buyer's don't want to live in modern luxury.

Margaret - Fabulous!  You're so right.  Contemporary furniture in a historical home can looks so good.  You don't have to fill it with antiques!  I love how you dressed the shelves in the kitchen, too.  You've added so much whimsy and personality to the space.

Thanks Sally, I'm sometimes asked if I'll use period furniture for victorian, mid century modern, or craftmen homes and it is fun to mix it up and throw a little in but often these buyers like a current look.
