How long will it take to sell my Huntsville Alabama home?

Recently I published a post about 3 key factors for selling your home: Pricing Your Home Right, Accessibility And Exposure To Sell Your Home.  There are other factors such as location and curb appeal that will affect the amount of time your home spends on the market and the eventual selling price.  Here are a few more points for you to consider and what you can expect when listing your home for sale.

Usually when I speak to someone who wants to sell their Huntsville Alabama home, they have an immediate need. The same is true for home How long will it take to sell my Huntsville Alabama home?buyers. When they are ready, no time is fast enough for finding a home!

How long do you think it should take to sell a home? How long do you feel the buying process should take? Many home buyers and sellers may guess at that number, but did you know that you can actually view it from a statistical standpoint?  

As a Huntsville Alabama Realtor I have access to accurate and regularly updated market statistics and can provide clients a wealth of information including something called Absorption Rates for a specific neighborhood, subdivision or community.  Absorption Rates are simply an estimate of sales or new occupancy for a given time frame and location with current inventory and no new homes added to the market.  In other words; how long it will take to sell out current inventory.

When a home is listed for sale, that time begins to be calculated using “Days on Market” or DOM. This factor tracks the time from the home’s first entrance into the MLS until an offer has been made and accepted by the seller. Once an offer has been accepted, the home’s status changes to a contingent or pending versus active status depending on local custom.

If a home has been on the market for a longer period of time, sellers may be more willing to negotiate on price, so that number can be very helpful to buyers. It is possible to remove a listing for a variety of reasons and then re-list it as a new listing, so checking the history of a property listing is valuable, too, to make sure the DOM status is accurate.

The DOM figure can be a helpful guideline to home sellers, as well, but only in a very general sense. Property condition, location, interest rates and other market factors can result in increased and decreased DOM statistics, so it's a tough stat to base your plans on, however past sales history can provide a good "time frame" estimate of when a home might sell.

It's all relative, priced right, in good condition, well presented in the MLS, every home will sell.  The difference is how long will it take. 

I don't ignore homes with very long DOM.  In fact, I've gotten some very good buys for my buyer/clients.

The important thing is WRITE IT!!!

Sometimes, the timing is right, the seller is ready, they will negotiate.

If we don't WRITE IT, nothing happens.

Nick, so true, price, access to the property and how well it shows will get the job done.  Overpriced homes collect DOM and this generally means a lower price offer.

Nick a lot goes into why one house sells and another sits on the market.  May be someday someone will come up with the magical formula for getting every house sold quickly if the formula is followed, and both Buyer and Seller is happy in the end.

Hi,, it need time to sell a house. It is a very slow process. Selling a house depends on many factors. Location, maintenance, construction and asking price are a few factors considered by buyer. Many real estate agent are very helpful and give a golden advice regarding selling and buying of a property.
