Realtor® or Lender:  Which Comes First in the Homebuying Process?

This is a question that often runs through the minds of prospective home buyers.   I would recommend that prospective home buyers contact a Realtor® or a rel estate agent first.  I image that my answers comes as no surprise to you, but let me tell you why I say that.

Throughout the entire home buying process, you will deal will many people and companies including but not limited to your lender, home inspector, appraiser, title company, just to name a few.  You will find a recurring theme throughout the process and that is "what did your Realtor say?"  Almost every vendor involved in the process, will at some point, ask you that question and for some, they'll ask it many times.  The reason being is that your Realtor® is like the navigator or conductor of the process.  Nearly everyone will look to the Realtor® for answers and directions.

Another really good reason to choose the Realtor® before the lender is that, as the nucleus of the process, the Realtor® will likely refer you to a lender that they've had a really good working relationship with and the lender has a successful track record of closing transactions.  This is also true of many vendors that you'll be dealing with.  While the Realtor® can only suggest a lender or other vendors, you are free to select a vendor of your own choosing.

Charita,  I agree that buyers need to connect with an agent first.  I'm no longer a fan of the term or affiliation of Realtor® as its brand has diluted to zero value, for me. A professional agent is the first stop in the home buying process. From there, the agent will recommend a great lender and other professionals.

Hi Charita.... if the potential buyer selects an agent first and has an initial consultation with that agent, the process will proceed in an organized fashion....the agent can provide the contacts and the steps needed for pre approval, legal counsel and all that follows....

I love it when my buyers are pre-qualified but I rarely turn down an opportunity to work with them if they're not.  With that said the FIRST thing I do is give them a list of 3 of my favorite and very knowledgeable Lenders to contact before we move forward in our search.

Most first time buyers who call don't have a lender but I find buyers who make be on their second or more purchase often have a lender already in mind.

When a buyer comes to me before they have been pre-qualified for their mortgage, it is a great opportunity to provide valuable service by helping them find a good lender. But I love it when a buyer comes to me with their pre-qualification in hand. It demonstrates their preparedness and is a sure indicator that they are buying and not shopping.

That's the right approach John.  Just like they have to feel a connection with you, they also have to feel a connection with their lender so giving them 3 names is better than 1.

In my opinion Connie, it just works so much better that way.

Cindy with any luck, the lender on their first home did a good job and on the second home purchase, they decide to go back.  That speaks a great deal about the lender.

Absolutely Elva.  A pre-qual in hand before they even get to you let's you know how serious they are.

Laura the other really good thing about find an agent first is that the really get to know upfront, how valuable of a resource we really are.
