Communication is Key!

The last few weeks may have been my toughest days in Real Estate since I started in the business. Earlier in the month, I lost two big deals that would have put me in a great position going into the winter. Then multiple issues with the same home inspector on my listings stung me again. Then a client felt it was necessary to part ways, but threw out my sign! Ughhhhh.....

My mother as told me that when something goes wrong, that if you learned something after the ordeal, then it can make you a better person. Well I learned one really important factor. Communicate with your clients!!!!! I don't think I didn't communicate enough, but obviously I needed more. The aforementioned deals that fell through, weren't really anyone's fault. The house had a few minor issues, and the other was a sale on contingency. However afterword, I lost the listing, and a subsequent listing because of lack of communication. Had I maintained more contact perhaps I wouldn't have been in that situation. 

The Home Inspector, what are you going to do about that? I will say fool me once, fool me twice........ You get the idea, If I see this persons name attached to future home inspections I will think twice! Inspectors know just a good as anyone, that they're primary function is to give a unbiased home inspection. Point out faults true, but there is no need to scare a buyer based on your opinion, unless you have an engineering degree! I advocate all of my clients to get inspections, it's worth the piece of mind alone, but they shouldn't be scaring people if another inspector who has experience building homes thought it was fine. (Which I of course then had my inspector who has just that experice come in and look)

The sign in the trash, I should have called the client earlier. I take full responsibility for that faux pas! I should have been on top of it, and as upset as I was, had I just called and said set it aside. Then none of that happens! We all think we're busy, but remember that just a little bit more communication and you can save yourself and more importantly your client from throwing you to the curb!

I completely agree! We just had a first time home buyer almost cancel because we didn't think about the fact that this is her first home and she might be a little nervous about the whole process. She just had cold feet and called to cancel the deal. We talked her out of it because she really is making the right decision buying this home, but we should have communicated more and we could have avoided the near-cancellation altogether.
