Have your agent take you and show you similar homes in your area that are for sale and are recently sold, so you can see the real value of your home.
There is an old joke in real estate that you are the best buyer for your home. Many sellers think their home is worth more than it really is. even though prices are rising, they are not rising enough to catch up with many seller's expectations on the sale price for their home.
