Staging your North Park HomeSo you're getting your North Park Home ready to sell.  That's awesome.  The only thing you can't control is the location of your property but there is one thing you can do to maximize the profits of your home to make sure you're getting top dollar for your North Park Property. 

First things first, you have to check your emotions at the door.  What does that mean?  Well, now that you've decided to sell, you have to view your home as a product and not your home.  It's hard to do, trust me.  I see it all the time.  You've made many memories there but at this moment it becomes a product. 

Secondly, we have to get your home in its best shape possible.  That means we have to get your home staged.  Most people freak out at the mere thought of having their home staged because they don't want to spend the money on it.  What if I told you that by staging your North Park home it will pay off at the closing table.  

So, what's next?  How do you get your home staged.  First thing's first, you need to hire a professional stager.  Now, pardon what I'm about to say but don't hire some bored housewife who either rents furniture or has 12 of the same couches.  These aren't stagers, these are people bored who say they have a career.  A true stager has their own furniture that is different.  They come into your home and get a feeling for what's happening between the walls and makes it appealing.  When hiring a stager, thing HGTV.  They wouldn't bring the same designer on to remodel houses in the same way, would they?  

So what do you do to get top dollar for your home.  Keep in mind these simple steps.  Less is more.  Declutter and remove and throw away things you aren't going to use.  Start packing up your home and get ready to move. Secondly, don't over personalize your home.  In fact, put away all those family photos. The new buyer's aren't interested in you, after all they are going to try to get a deal.  

Don't scare people with unique paint colors.  Dark blue or hot pink will scare people away. I know it looks good in your daughter's room, quite frankly though buyers are just adding up the cost to cover the Pet Bismol you've draped over the walls. 

If you do nothing else, hire a professional cleaner.  A dirty house is going to end up costing you thousands down the road.
