Congratulations! You have made the decision to sell your home. Last week, you learned that you should interview a Realtor or two to begin. Once you've selected your Realtor, home selling partner, they will help you with the next step: determine if you are and help you be ready.
It's important to be ready to sell your home. I don't mean tidy up and get ready to move out just yet, that'll come soon. You need to be mentally and emotionally ready. If there's something holding you back within you, the rest of the selling process is pointless and will create stress on all parties. So how can we be ready?
1. Create a Pro's & Con's list - Nothing helps like a good old fashion pros & cons list. This is particularly useful if you have more than one party in the matter. All selling parties need to be on board, completely.
2. Speak with your financial adviser - Sometimes our deepest worries are money related. Make an appointment with your financial adviser to lay out the numbers for you. See what's left on your mortgage, what you'd need to sell for to break even and also to make a profit. Once you are comfortable with the numbers I'm sure a HUGE weight will be off your shoulders.
3. Start looking at houses - Hop on over to your WNY real estate home search site and start looking at homes. Finding a home you like and that your can see yourself in can help. Yes, your current home has lots of memories. But your new home will have many more. Falling for other homes may help distance yourself from your current one.
4. Put away your stuff - De-personalizing is a step in itself in selling your home, but it can give you that push to be ready now. Put away your photos, sprawling teacup collection and Grandma's doilies you have on every end table. Make the house look like a generic house that you might see in a magazine. Removing the personal items should help you see it as a house, a thing, rather than a home.
And now you're ready to sell your home! Stay tuned next week when we find the right price for your home.
