There are tons of things I want to point out to a buyer. This is why I do want the buyer at the home inspection.

I understand that sometimes they cannot make it. We all have jobs and things going on in our lives that require our attention.

With that said. It seems more and more buyers are not attending their home inspections. They tend to leave it up to the home inspector to render the report and list any findings. Why would you "NOT ATTEND"?

Like I said we all have things to do. But, buying a home is a very important step in your life.

I tried to explain this at a recent Realtor meeting in Carlsbad New Mexico 88220.

Take for instance of there is a cracked window pane. If the buyer is present the inspector could explain that being cracked in the corner is not a major issue. Seal it and be done.

But if the buyer is not at the inspection and they look at the report and see a broken pane of glass, they could walk. Some buyers have buyers remorse before the even sign the dotted line.

As a home inspector I feel I have an obligation to the buyer to explain everything. But this is a little hard to do when the buyers are not at the inspection.

Clint, the Buyer NEEDS to attend their inspection whenever possible.   This is a small insurance policy they are not buying a money pit.     The only time my buyers "may" not attend, is the relocation buyers that had to return home.   I attend for them, and all inspections (with photos) are emailed to the buyer.

Clint-I agree, I think it's extremely important for buyers to attend their home inspection.  They learn so much and it offers, in most cases, a nice piece of mind.

Personally I think the buyer is the process.  I try my best to get them to attend and to be very informative.  When they aren't there, as you suggest, misunderstandings can result.

Clint: If for some reason the buyer cannot be present, their agent should be showing up to make sure the issues are clearly understood.

I recommend every buyer to attend the home inspection. There is so much a good home inspector can share with the buyer especially if they are new homeowners.

I don't recall any of my buyers ever attending an inspection.  Most of the time the people haven't moved.  It's still their home and they don't want other people walking around in there.

Seing something first hand is one thing, seeing it in a report is another. Being at the inspection the inspector can explain, "It's going to be in the report but look here (point) this is easily fixable". Then it's not an issue just because it's in the report.
