About a month ago, I was working on a marketing video and I found a study that was conduced by Google and the National Association of Realtors that gave a lot of valuable statistics that I think every Realtor should be aware of. Click here to see the full study.
One of the most interesting statistics I found was that 86% buyers are using video to gather information about a specific community, while 70% are using video to tour a property. So, my conclusion is that it is vital to sell the features and benefits of the community as much as a property itself. Here is our most recent example of a New Home and Community Tour.

We have believed in prevalently promoting a listing or rental's community since we started Fleetfoot marketing a couple years ago, but seeing these statistics from the two biggest players for real estate and search statistics was enjoyably reaffirming.
I have found that developers are incredibly drawn to a good video that markets their entire community, and working with the developer allows you to sidestep any gate keepers. At the same time, make sure to avoid soliciting another agent's listing or breaking any rules of license law.
Video is not always something that Real Esate Professionals are experts at, and it can be intimidating to get into at first. My suggestion is to start your research and implementation immediately. Of course your videos will improve over time whether you are producing them yourself, hiring a contractor, or starting an in-house department.
One thing is for sure, web video isn't going away, and its widespread adoption is inevitible, so the best time to start developing your video strategy is today!
