Video Provides Valuable Information About Communities to Buyers!

Real Estate Agent with Fleetfoot Marketing

About a month ago, I was working on a marketing video and I found a study that was conduced by Google and the National Association of Realtors that gave a lot of valuable statistics that I think every Realtor should be aware of. Click here to see the full study.

One of the most interesting statistics I found was that 86% buyers are using video to gather information about a specific community, while 70% are using video to tour a property. So, my conclusion is that it is vital to sell the features and benefits of the community as much as a property itself. Here is our most recent example of a New Home and Community Tour.

You can also watch the full video tour on Youtube of this Wichita New Home.

We have believed in prevalently promoting a listing or rental's community since we started Fleetfoot marketing a couple years ago, but seeing these statistics from the two biggest players for real estate and search statistics was enjoyably reaffirming.

I have found that developers are incredibly drawn to a good video that markets their entire community, and working with the developer allows you to sidestep any gate keepers. At the same time, make sure to avoid soliciting another agent's listing or breaking any rules of license law.

Video is not always something that Real Esate Professionals are experts at, and it can be intimidating to get into at first. My suggestion is to start your research and implementation immediately. Of course your videos will improve over time whether you are producing them yourself, hiring a contractor, or starting an in-house department.

One thing is for sure, web video isn't going away, and its widespread adoption is inevitible, so the best time to start developing your video strategy is today!

Thanks Steven, It is a challenge because there are a lot of experienced Realtors who provide amazing value to their clients, and the market has thrown a major curve-ball at us with adances in technology.

One of the problems for established RE professionals is that the most successful Realtors are too busy with their current busienss to start building a video element into their model, especially at first because there is not an immediate return from the time that is invested, and this has a high opportunity cost when there are paying listings and buyers that need to be tended to. Video is allowing others who are relatively new to the RE industry, like myself, to increase their competative edge, while many top-notch professionals resist integrating video into their business.

I don't think that the lack of video diminishes the value of a great Realtor, but I do think it will set their competators apart who use video prevalently, and I believe that the listings will naturally follow technology over time.

Is that the video camera you use, Mike?  It's hugh ... must be challenging going from room to room with it.

Thanks a lot Nestor & Katerina!

Raymond Denton - That is not the camera I shot these videos on. I use a DSLR video camera. Fortunately, the recent developments in DSLR video capabilities have made it possible to produce feature film quality footage for just a couple thousand dollars investment. My current camera is much smaller than the XDcam in that picture, but I do still shoot these videos from a longboard as I a rolling down the road. I think it makes the shots a lot more interesting.

Thanks Patricia, I am excited my blog post and video made the cut!

I will attach my gopro to the longboard next time I shoot and post it on here.

Who knew I would grow up to skate and play with helicopters! Now I just have to get back to the mountains to really have fun with it!

Mike I found that same study and have now incorporated many of those statistics into my listing presentation. Video is a must and something I am currently working on. I'm guessing you used a drone to shoot the aerial shots. If so, which one? I am also interested in seeing the longboard.
