In October 2013 there were 204 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), up by 17% from last month. Here’s the breakdown of overall activity.

Overall sales volume rose fairly substantially across the board in October following 2 months of decline. 31% of the October home sales were cash transactions (about the same as last month), and only 12% were short sales (down from September). In contrast average sale prices declined overall.
Buyers, on average, negotiated 1% off asking price but some homes sold for below asking while others sold for more than the list price (up to 21%). The MEDIAN sale price of detached homes was $430,000 (up 3%), and $227,250 (down 9%) for attached/condos.
At the end of October 2013 there were 412 Oceanside homes for sale, a decrease by 9%, and the 2nd month of inventory decline following 3 months of increases. This represents an inventory of 1.9 months for detached homes (down from 2 months in September) and 2.2 months for attached homes (down from 2.4 months last month) based on the current rate of sales over the last 6 months – the Oceanside market remains competitive and a strong seller’s market.

In October 225 Oceanside homes came on the market, up 1% from last month. During October the number of Oceanside homes going pending declined slightly, by 2%, from last month, with 161 pendings (excluding homes that actually sold in October).
